Site of recording studio used by Adele and U2 set for mixed-use transformation

Planning permission has been granted for a new mixed-use scheme comprising residential and commercial space at a former recording studio in north-west London.

Boutique developer Fruition Properties has secured planning permission for a new development made up of 16 new homes as well as flexible commercial space at 133 Kilburn Road at Kensal Rise.

The site, currently home to a collection of dormant Victorian brick buildings known as The Old Dairy, has had a range of uses including a recording studio used by artists such as U2 and Adele.

Under the plans, the site will be transformed into three and a half storey building with a mixture of one, two and three bedroom apartments with balconies, green residents’ courtyard, plus around 11,500 sq ft of flexible commercial space at ground level.

Construction on the development is scheduled to start imminently, with completion estimated for summer 2021.

“This will be further bolstered by the forthcoming Kensal Corridor transport and public realm proposals led by Brent Council and TFL.

“Our site at 133 Kilburn Lane is well placed to benefit from these improvements, while playing its own part in the revitalisation of the area to provide outstanding new homes and key employment space.”
