A former timber yard in North Yorkshire is set to be transformed into a residential development after being sold to a housebuilder.

Red Tree Developments has acquired the 0.64-acre site on Trinity Lane in Ripon from Cairngorm Capital for an undisclosed sum.

The housebuilder has purchased the site which includes a two-storey brick built building with pitched roofs totalling circa 100,000 sq ft, as well as a storage yard.

Situated within the settlement boundary of Ripon, North Yorkshire and the Ripon Conservation Area, timber merchants formerly occupied the site before ceasing trading in 2018.

The UK development and residential team at CBRE in Manchester acted on behalf of Cairngorm Capital throughout the transaction. Jessica Coombes, associate director at CBRE, commented: “We are delighted to secure the sale of this former timber yard to Red Tree Developments, especially in the current climate.

“The site is ripe for high quality residential development in a prime area close to the Yorkshire Dales in an area of outstanding natural beauty famous for its three peaks and deep valleys.

“It is also within walking distance of Ripon town centre with its wealth of services and amenities including doctor and dental surgeries and the Duck Hill shopping quarter.

“With excellent schools nearby, including Ripon Grammar and the Holy Trinity Junior School and a close-knit community feel, it is ideally placed for residential use.”
