ArrowXL agrees 10-year lease at Enfield Distribution Park
The UK’s largest two-person home delivery specialist is expanding into a new prime urban logistics development at Enfield Distribution Park.
ArrowXL, based in Wigan, has agreed a 10-year lease with global asset manager, Aberdeen Standard Investments (ASI) for an 85,000 sq ft distribution warehouse unit at the industrial park in Enfield, north London.
Known as Urban 85, the unit was developed speculatively on a 4.5-acre site by ASI and Graftongate.
Enfield Distribution Park spans 24-acres and has been developed in a joint venture between ASI and Graftongate. It incorporates up to 400,000 sq ft of logistics space across five new units.
A planning application has been submitted for the one remaining plot on a 2.5-acre site fronting A1055 Mollison Avenue, that can accommodate a unit of up to 50,000 sq ft on a design and build basis.
ArrowXL is the latest in a growing list of high-profile occupiers to take up space at the state-of-the-art industrial development, joining Cook’s Delights, Farmdrop, DFS, and Beavertown Brewery.
Colin Beasley, Director at Graftongate, said: “We’re very pleased that ArrowXL has chosen to expand its operations at Enfield Distribution Park. Urban 85 will give the company a first class logistics base in a prime north London location, with access to a high quality local workforce. We are expecting significant interest in the final plot available for development.”
Haseeb Hassan, Senior Asset Manager, ASI, said: “We are delighted to be welcoming ArrowXL to Enfield Distribution Park (ENDP) and would like to thank them for choosing ENDP for their operations. This is another significant letting in the development story of this prime industrial estate in north London.”
Richard Hall, Group Property Director, ArrowXL, said: “ArrowXL continue to successfully roll out their expansion and build a modern network of facilities across the UK, building their leading position in the delivery of large items and fitting of home and leisure products.”
David Moule of Gerald Eve advised ArrowXL in the matter.
Enfield Distribution Park is strategically located in a proven and established industrial location within London’s second largest employment area.
The site is extremely well connected, being just four miles from J25 of the M25 and three miles from the A406 North Circular, in close proximity to London’s major airports. The estate is served by both Ponders End and Brimsdown Rail stations with regular services into London, Liverpool Street and the West End via Tottenham Hale (Victoria Line).
ArrowXL is the leading two-person shared user home delivery specialist in the UK, delivering two million customer orders every year. The firm specialises in the collection and delivery of large goods from some of the UK’s biggest manufacturers and retailers.
ASI is a global asset manager, employing over 1,000 investment professionals and managing £486.5 billion of assets worldwide.
Established in 2001, Graftongate is one of the UK’s leading developers of industrial, logistics and business space. It has a strong track record for delivering speculative and turn-key schemes for a wide range of leading UK and international companies in partnership with UK institutions.
