Knight Frank appointed to sell Manchester hotel
Global property consultancy Knight Frank has been instructed as the sole selling agent to sell The Holiday Inn Manchester – Central Park.
The purpose-built hotel comprises 83 en-suite bedrooms, a restaurant and bar area, six meeting/conference rooms and benefits from approved planning permission for an additional 28 bedrooms. The hotel also has parking spaces for 71 vehicles.
Knight Frank has been instructed to sell the Leasehold Interest (147 years unexpired), which is available at a Guide Price of £4,250,000, and is instructed to seek offers for the combined Freehold and Leasehold interests at a guide of £7,500,000.
Conveniently located in Greater Manchester, the Holiday Inn is situated two miles north east of the city centre within the Central Park industrial area, less than 1.5 miles from the Etihad Stadium, Sports City and the upcoming 23,500-seat Co-Op Live Arena opening in 2023.
Considered one of the best hotel investment markets in the UK, the city of Manchester has a very strong corporate and leisure market, attracting both domestic and international visitors. The city benefits from strong connectivity to its surrounding regions and the rest of the UK via the M6 and M62, as well as an international airport and popular train network.
Ryan Lynn, partner in Knight Frank’s Hotel Agency team, comments, “we’re thrilled to be appointed on the sale of The Holiday Inn Manchester. This sale provides a unique opportunity for an investor to acquire the closest branded hotel to Manchester’s sports hotspot, and to take advantage of the approved planning permission for an additional three-storey extension.
“As the third most popular UK destination after London and Edinburgh by number of overnight stays, Manchester’s hotel market is set to return to pre-pandemic trading levels as demand continues to rise throughout the year.”
