New office launched at West One in Newcastle

Buoyant demand for space at Newcastle office building West One has led to two new lettings and a five-figure cash injection to create a brand new, fully-fitted-out speculative office. Pioneer Real Estate has made the investment to develop a ready-to-occupy 3,000 sq. ft. office at West One on Forth Banks, on the back of two new office leases being signed.

The developer has created a high-end office suite on the fifth floor, which is ready for any occupier to turn up and start working and includes 22 workstations (with room for more), social spaces, meeting rooms, a kitchen area, reception, connectivity and secure car parking.

The development follows two recent lease deals for the building. Ways to Wellness has leased 2,065 sq. ft. on the second floor and Stripe Homes has taken a 1,200 sq. ft. first floor suite. Both deals reflect the building’s strong location just off Newcastle Quayside which is a five-minute minute walk from Central Station.

Elliot Burkeman, from Pioneer Real Estate, said: “The beauty of this new office is that any business can move-in and hit the ground running. There is no capital expenditure for them on fit out. We’ve created a stunning office that supports collaborative working and social connection.”

Property agents Knight Frank and Parker Knights are set to launch the new office.

Patrick Matheson, partner at Knight Frank, said: “This is a fantastic opportunity for any business who doesn’t want the headache or cost of fitting-out their office and is looking for a well-thought-out layout, with a sharp look and good facilities. We are seeing lots of occupiers looking for ‘turn-key’, fully fitted space, but currently there is very little of this space available in the market.”

The interior was designed by Absolute Interiors and offers a contemporary, hybrid working environment.

“The suite is the first of its kind in Newcastle city centre; this speculative commitment from the landlord to deliver a fully fitted option is a hot topic, but something the city is yet to deliver. It is great we are able offer this to the market and we are looking forward to receiving feedback from occupiers,” adds director at Parker Knights, Michael Downey.
