Downing completes refurbishment work on iconic address in Liverpool
Property developer Downing has completed its refurbishment at No.1 Old Hall Street, equating to £5 million, as it revives one of the Liverpool’s prominent buildings.
Located directly opposite Moorfields train station, No.1 Old Hall Street’s position has been strengthened as the ideal home for occupiers. The space meets a range of occupier needs, from those looking to take their first start-up office, requiring space to support new hybrid-working patterns or more traditional space planning.
The newly refurbished office space equates to 68,000 sq ft.
22,000 sq ft of Grade A office space is now available for new tenants across its upper ground, first and fifth floors. No.1 Old Hall Street also offers a broad range of office sizes, from one person suites, upwards. These are available via Downing’s contemporary flexi-lease model, or more traditional lease arrangement.
Along with the new Grade A office suites, completed work has seen a striking new face on the property, through the replacement of the original façade with new, insulated, asymmetric, cladding and double-glazed windows at upper levels and double full height glazing and feature signage at lower levels.
No.1 Old Hall Street has welcomed its first lot of new tenants into the renovated spaces, including a range of solicitors, accountants and consultants. It has also welcomed cosmetic and dentistry specialists Rasul & Howell Limited into a 2,200 sq ft space on the ground floor.
Recent previous phases have seen a full roof replacement, a power supply upgrade, the completion of a new building entrance and reception area, breakout areas and meeting spaces, as Downing has looked to modernise its office space in a bid to meet the changing and varied demands of office working.
John Clegg, Head of Property Management at Downing, said: “It is great to see this iconic building transformed, meeting higher sustainability standards, and securing the long-term future of the building. Sat at the epicentre of Liverpool’s commercial business district, No.1 Old Hall Street’s evolution meets the needs of the flexible workplace, as well as those long-term tenants, looking to make a space their own.
“As a result of the refurbishment, No. 1 Old Hall Street has another long lease of life, and glad to see it living up to its name once again.”
