Leeds commercial development launches second phase following initial success

Phase two of Gelderd Park industrial estate on Gelderd Road, Leeds, has been launched following the successful letting of all six leasehold units totalling 84,000 sq ft in the development’s first phase.

The latest occupier is commercial vehicle safety and van conversions specialist SM UK, which has taken 38,650 sq ft of space on a 20-year lease and completes the development’s phase one.

Phase two of Gelderd Park will deliver 12,600 sq ft of trade and retail accommodation across five units, ranging from 1,400 sq ft to 5,000 sq ft. All units are available on a leasehold basis. West Yorkshire property consultancy Walker Singleton is acting as a joint agent for the second phase of the development. The firm also acted as a joint agent for phase one.

Gelderd Park is prominently located with frontage on to the A62 and is adjacent to the A58, which both offer easy access to Leeds city centre and the nearby motorway connections. The site was formerly owned by UK-based wholesaler Palmer & Harvey.

Nearby occupiers to the development, which are predominantly trade counter, car showroom and distribution businesses, include Screwfix, KwikFit, Bentley and Clipper Logistics.

Walker Singleton director Ryan Baker commented: “The successes of Gelderd Park’s first phase shows the market appetite for high-quality, strategically located industrial accommodation. With the launch of phase two, we anticipate high levels of interest for the take up of these new-build trade and retail units.”

Walker Singleton is a multi-disciplinary consultancy which provides partner-led property and asset services.

The firm has offices in Leeds, Halifax, Huddersfield and Bradford and employs 50 people and has four key service areas. These comprise commercial and industrial property; residential property; machinery and business assets; and land and property auctions.
