CG images reveal new “premium” London office development launching soon
Ghelamco, the family-owned International real estate investor and developer, is set to launch seven floors of premium office space within its new development, The Arc at 225 City Road, opening Q2 this year.
Located five minutes’ walk from Old Street Station, and at the intersection of five of London’s key City villages, The Arc is in a prime position: adjacent to the cycle highway within London’s “buzzing” tech hub.
The redevelopment of Old Street roundabout and tube station is scheduled to complete by Q4 this year, aligning to The Arc’s launch and transforming this Northern Line location into a “modern and ergonomic” junction that caters to the numerous tech businesses in the vicinity.
Reflecting the Environment Agency’s roadmap for cutting carbon emissions and reaching net zero by 2030, The Arc, Ghelamco’s first UK development, aims to provide a template for future ‘green buildings’.
Carbon emissions are 30 per cent lower than its multi fuel operated cousins with the development targeting triple certifications including BREEAM Excellent and WELL Gold alongside being the first UK development to be DGNB gold certified.
As well as high energy efficiency The Arc has integrated smart features throughout, including touch free and digital wayfinding, and a building app enabling users to manage visitors, energy consumption, and lighting control.
The commercial offering includes numerous amenities such as: a large and generous cycle hub, expansive outdoor roof terrace, gym, golf simulator, building lounge, food outlets and lifestyle concierge.
The cycle hub features 285 bike racks, 429 lockers, showers, a maintenance area and drying room, exclusive to The Arc’s office tenants. The seventh floor, 8,000 sq ft roof terrace, designed by Grant Associates, has far reaching views of Old Street, The City and Shoreditch.
