Major investment and refurbishment transforms former North East Royal Mail base
Over £500k of investment to refurbish a former Royal Mail depot in North Tyneside has delivered a ‘much-needed’ 40,000 sq ft of quality industrial space to the under-supplied North East commercial property market.
Extensive work to restore the warehouse property at Balliol Business Park to ‘as-new’ condition has been completed by commercial property consultancy, Naylors Gavin Black.
Following the departure of Royal Mail, owner Buccleuch Property appointed Naylors Gavin Black to carry out the dilapidation work, project manage a complete refurbishment, manage the building and market the space for let.
Keith Stewart, partner at Naylors Gavin Black, commented: “The building has been completely overhauled as the previous use was manufacturing and the property was in some disrepair.
“The roof, cladding and gutters have received a new covering whilst the offices have new LED lighting, carpeting, WCs. The externals have had improvements to cut back vegetation as part of the transformation.
“Warehousing/manufacturing space of this size is in dire short supply in the region and particularly North Tyneside, so interest is expected to be high. The location is also prime given its good access to the A1 and A19 and situated opposite Quorum Business Park with excellent bus routes and close to the Metro.”
The property comprises approximately 32,000 sq ft of warehouse space and 8,000 sq ft of open plan office space set over two floors with a double height reception, canteen, 54 parking spaces and a secure yard.
Buccleuch asset management director, Judy George, added: “Buccleuch are thrilled with the extensive refurbishment which has transformed the property into 40,000 sq. ft. of high quality accommodation, addressing the pressing demand for industrial space in the North East.
“We believe the building now offers a prime facility for businesses looking for exceptional workspace solutions in this area.”
