£250m central London ‘ultra-urban’ warehouse development set for refurbishment
Bloom, the ‘ultra-urban’ industrial investor and developer, is about to start the sixth project for its £250m ‘ultra-urban’ warehouse joint venture with Angelo Gordon in central London.
Bloom has appointed fit-out and refurbishment contractor, Pexhurst Services, to carry out a sustainable 36,885 sq ft refurbishment in Fulham after securing planning consent in the summer. Located at 3-9 Imperial Road, Imperial Studios will be transformed into a prime, ‘ultra-urban’ warehouse space known as Bloom Fulham.
The refurbishment of the front facade, roof and internal configuration will raise the roof height, increasing the clear internal height of both the ground and first floors. It will target a BREEAM sustainability rating of ‘Very Good’ and an EPC rating of ’A+.
The scheme will include solar panels, EV charging points and cycle provisions to encourage sustainable travel, according to Bloom’s core sustainability objective to reduce greenhouse gas emissions through construction and operational efficiency.
Completion is expected in the second quarter of 2024. Letting agents are Gerald Eve and Montagu Evans.

This latest project joins ground-up developments in Hackney, Brixton, Greenwich and Camberwell and a refurbishment in Park Royal.
