Downing upgrades its office to support growth
Downing is relocating its Liverpool-based headquarters to the newly refurbished No.1 Old Hall Street, to support the developer’s continued growth.
Located directly opposite the entrance to Moorfield Station, No.1 Old Hall Street will support Downing’s continued growth by expanding into the larger 9,665 sq ft premises on the fifth and sixth floors, 50% larger than its previous space at 5 Myrtle Street sixth floor space.
Downing has recently completed the sale of two high quality PBSA assets in London and Edinburgh, which has enhanced its ability to accelerate the expansion of its £1.5 billion pipeline, which already includes over 5,000 new student beds across Manchester, Leeds, Bristol, Brighton, Newcastle and London.
This move will further support that growth and provide opportunities to expand the team.
No.1 Old Hall Street will provide the team with a Grade A office working environment, supporting their sustainability, wellness, digital and professional requirements.

No.1 Old Hall Street has undergone a £5 million refurbishment, which has included the replacement of the original façade, a new roof feature entrance and Phase 1 of the common area refurbishments, plus, the delivery of new Grade A space. Phase 2 of the common area upgrades, including new tenant amenities will shortly be underway.
This letting leaves just one larger space left in No.1 Old Hall Street, with a 7,000 sq ft office still available on the first floor that is about to be refurbished to allow up to four new Grade A suites, ranging from 700 sq ft to 3,500 sq ft. The building still has available a range of flexible office capacities, meeting the needs of all business sizes.
There are continued plans to improve No.1 Old Hall Street with the installation of brand new amenities, including cycle racks and lockers to encourage sustainable and healthy commuting for tenants, as well as improved showers and toilet facilities.
Other tenants include Bond Turner, Liverpool Civil Law, Rasul & Howell, Pret-a-Manger, Out to Lunch, Kenyon McAteer Solicitors, Unicourse, Chroda and Dallas and Richardson.
Downing’s previous office space at 5 Myrtle Street, where it has spent its time since 2006, has been sold to Liverpool game developer Ripstone. Worthington Owen advised on the deal.
