Evans and Keyland launch Skelton Gate Phase 2 to market in Leeds
Templegate Developments Limited, the joint venture partnership of Evans Property Group and Keyland Developments, has instructed Savills to market Phase 2 of its Skelton Gate sustainable community in Leeds Aire Valley, which could see the delivery of some 400 new homes.
Skelton Gate, in its entirety, is a 170-acre former open-cast colliery site to the east of Junction 45 of the M1. Phases 1 & 2 have planning permission in place for up to 1,100 homes, a new school, public open space, a local centre and a food store. An application is currently running for Phase 3, which, if approved, will provide an additional 700 homes and infrastructure
A £20M Home Building Fund loan from Homes England is funding the delivery of infrastructure and ground preparation works for all phases.
In addition to enabling the creation of more than 500 new construction and operational jobs, the scheme is already making a significant contribution to the region’s housing targets following the successful sale of the 27 acre Phase 1 in January 2022 to Avant Homes and Evans Homes for the delivery of a combined 415 homes.
Phase 2, at circa 31 acres, will be sold fully serviced, with Hall Construction Services Limited on schedule to complete the key infrastructure and groundworks by mid-2024. This will enable housebuilders to commence construction of houses to deliver sales by the end of December 2024 subject to planning.
Skelton Gate will be developed and built using key principles of sustainable development whilst delivering a residentially led mixed-use scheme of high quality and design.
Located off Pontefract Lane just five miles south east of Leeds City Centre, Skelton Gate offers an array of doorstep amenities with two Country Parks and Temple Newsom only a short walk away along with the Aire & Calder Navigation and Temple Green 1,000 space park and ride 500m to the west.
Peter Garrett, Managing Director of Keyland Developments, said; “Skelton Gate is a prime residential development with huge support from Leeds City Council and Homes England. The scheme offers an excellent opportunity to deliver much needed new homes in the Leeds Aire Valley and the successful sale of the first phase demonstrates its appeal to housebuilders.”
Richard Bean, Portfolio Director at Evans Property Group, said; “With completion nearing on the ground and infrastructure works on Phase 2, it’s an excellent time to launch this next batch of land to market and start engaging with interested parties. The site is one of the most significant in the Leeds City Region, and we are proud to be pressing ahead with its delivery.”
